Walked the acreage during inspection today. There is a mulberry and a pecan tree on property along with live oaks. Yummy! I don't know how to tell if good pasture or not. It's green with lots bare spots and long dead grass smashed down.

Husband is still there with inspector.

by late spring bare spots aren't a good sign, but can be remedied in time. :)

long grass just means it hasn't been grazed enough recently, but that is ok as having some protection is better than the bare spots.

offer $60,000 below asking price, due to repairs needed. The worst they can say is no. If they accept, the lending company will give you X amount of days to get everything fixed.

How in the world does broken trusses happen? What did they do? Have karate fights in the attic?

@baymule we did and they rejected it. The truss was manufacturing defect. It had a big knot in the wood which cracked.
