My dad is able to stay in the white elephant he grew up in because of rent from 2 apartments in the house. A young woman lives in small apartment my grandparents lived in. She has been there about 8 years. She was in her 20s when moved in, my dad very protective of her. Sometimes when she is between jobs she will go months without paying rent. My dad ok with that. Then there is a 3 bedroom which has been a problem, A woman and her 2 adult sons rented it, then moving day her and 1 son and 2 other men moved in. For 1 whole year my dad fought with them, twice they called police on my dad. When their lease was up they moved out and a young couple with a baby moved in. They got along great with my dad for 2 years. They just told my dad they are buying a house and moving. my sister's friend and her collage age son looked at apartment and would like to move in. I see red flags waving big time, all my dad been talking about is how pretty the women is. :he

My folks have rentals, they never rent to family ever, nor friends of family unless they can pass a background check. That includes financial statements. Just mentioning background checks will weed out quite a few "problem renters". Make sure there is a clause in the lease about how many people can live there too... we had one "family of five" move into a three bedroom house and when the toilet plugged to the point they had to call in a plummer (me) I found out 14 people, adults + kids, were living in that poor lil' house! They had no idea I was the landlady's daughter and were laughing about it...
Needless to say they were out at the end of the month!

My parents rented apartments for probably 35 years or more. My Mom always did the selection of renters and they never had any trouble. Her parents had done the same and she had a keen eye for trouble. When she started to lose her memory he selected a couple of renters, not young women, he knew better than that. My Dad's first pick had to be evicted.Another guy didn't pay them for probably 2 years. He tried to scam my alzheimer's ridden Mother by underpaying her directly in front of me, right after my Dad died. I took and counted the money. I am sure he planted to say he gave her the thousands he owned her. Somehow I appealed to her need for care and the money and got him to move out--of course the owed money never came. But getting a deadbeat out is usually not easy. He tried to tell me that he and my Dad had an arrangement-he would do chores for him."Like clean out the gutters." As he said this I turned and looked at the house he was renting and saw a 5 foot tall tree seedling growing out of the gutter. How people can be so horrible to the elderly I will never understand.

14 people in a 3 bedroom you must have been shocked. My dad lives in same house as renters so sees what goes on. Secret to getting along with him is asking before doing anything to apartment. The long time renter will ask can I put my bike in garage, can I watch my friends dog for a week, can my boyfriend move in, my dad never say no. The ones he fought with would do things like replace all outlets then deduct money from rent. They never paid full rent whole year.

I've told this story before but I'll repeat myself. A builder was in the business of building rental houses, duplexes, and renting them out. A young man bought one of those houses from them, right next to another the builder had. The builder's wife handled the rental part of the business. The young man asked her to send any extras looking to rent to him when she rented out her place. So she did. She'd rent her houses to the people she thought would be good renters, generally married couples, and sent him the ones with red flags. In the back he was renting to two young attractive single women, each with a small child. A male co-worker and I were living in the front. We got to know both those young women and their boyfriends, so stop thinking that. Two single women with young kids. Two single men. I'm sure there are all kinds of red flags with both. When we were looking for a place to rent some people wouldn't even talk to us when they found out it was two single men.

The lady had a constant turnover of her good renters, sometimes with property damage. On the other hand those young ladies and us stayed there for years, taking good care of the building and paying rent on time. Part of out rental agreement was that my friend and I would keep the grass mowed, which we did. Moral of the story, it's just pot luck how good the renters will be. I'm sure those "red flag" renters can be pretty bad but it's just a guideline. Luck plays a big part.
