I love all the wildlife pond and stream bring. Well all but the snakes. I am starting to see it as a curse, my building permit for a small garage is not going well. I now need to fill out a wetland permit, the things that need to be submitted with permit like map of all water flow will cost more then building the garage.:barnie:barnie:barnie:he:he:he I have 4 acres never thought putting up a simple building would be so hard. I even transplanted trees already.

Sounds like Planning and Zoning in my area. If they can throw a monkeywrench into the works they will, AND charge you for it. Would putting the new garage in a different spot work?
One thing about the water flow map: Once you have it you shouldn't have to ever do it again, like when you want to put up your new garden shed, greenhouse, barn, guesthouse...
Permits suck but at least you know your neighbors have to go thru the same hoops, keeps shacks outta the nice 'hoods.
I like snakes, they eat nasty things like rodents, just as spiders eat POUNDS of insects on every acre every year. Both are welcome at my place as long as they STAY OUTTA THE HOUSE! (pet snakes n spiders don't count, that's what leaky fishtanks are for)

@Nyboy, is there another area on your 4 acres that you can "create" a new wetland to substitute for the garage area that you need to use ? Around here it is done all the time as our subdivision has large areas that were filled in with trucked in dirt and the developer baught another parcel of land to be a wetland by digging ponds and bringing the excavated dirt here. Good luck !

The town is making it very expensive just for wetland permit They want me to hire surveyor a environmental engineer and local engineer and I can still be turned down after spending for all these people.

Can you not~just draw~ or have drawn up a Plot plan showing No water flow~ or must you have a soil test and Geo survey```

These are "C" student in the planing department~ that have little else to do but come up with new requirements```

I am so glad we live "out in the county" in the great state of Texas. We can do what the hell we want to do. No permits for the fence we put up, no permits for the 36'x36' barn we built, no permits for the 12'x24' portable building we moved up here from our old place, no permits for the 12'x54' screened front porch we had built. Permits belong in town or city limits, restricted neighborhoods, NOT out in the county. Phooey on permits. Phooey on the $&^* political parasites who create them. Our DD and family live in a private very restricted neighborhood, goodie goodie for them-no way I could live like that.

  1. Bay my house is in country. My town is one of fastest growing in county. It has gone from rural farm land to expensive suburban. Everyone is fleeing Westchester high taxes. Lagrange built new middle and high school so anyone with children wants to live here. Location location location !!!!
