Ah....ok then yeah I see your side of it. It's not meant to live in. Did you get a materials list to see what he's charging you? Might help offer some insight into his quote. He might be doing more than you want for that space.

I would do the water and electricity before the pretty upgrades. More useful. When you get it all pretty and sheet rocked you will later have to drill holes to do the other work.

Met with Jordan this morning, I think he had visions of a tea house LOL. Wonder where he would get such a idea. Foam insulation cover by cement board which will get painted white. Materials will be delivered from Home depot when he makes up list. He told me about $300 in labor. But I always change things half way in, so willn't be surprised if labor comes out more.

That sounds like a reasonable labor quote.
If you don't paint it it will make a perfect tea house... for drinking your Lipton in.
