This journal is covering the plant side of our new adventure. We bought 12.88acres in July 2021. We are now moved in and I want to get started on landscaping.
ToDo
- Confirm extended decks future locations.
- Determine which plant guilds would be good along future living fence along north...
I've emailed my Ag Extension contact but haven't heard back. I will avoid / manually pull as much as possible in sheep areas. Fun thing is wikipedia says they spread by rhizome, ugh.
I'm south of Dallas Fort Worth, Texas. These plants are growing in my sheep pasture. The berries are small about thumb size and turn brown/black as they age. Are they toxic to livestock or humans?
@seedcorn Thanks for the link! think something in the hawthorn family might be correct. The description of prairie crab apple branches sounds right but leaves look like wild plum.
My hands confirm they are thorns. I will try and get better pictures. I have postively ID honey locust and black locust on property. Their leaves are different.
I'm near DFW texas. I have another one I can't figure out.
Tree is approx 20ft tall. The branches have thorns and the thorns have leaves growing off them.
I'm near Dallas- Fort Worth, Texas. I just purchased 12.88 to build our ranch. I need some help with plant ID. Neither of the apps I have found these.
I remember being told this one is bad for people. The berries are bright purple when ripe and about blueberry size.
This one I've never seen...
@Cosmo spring garden That sucks! My biggest issues were with the loan processor. Although, I'm going to end up with 2 mortgages both 20% down. Right now, no one is doing single close construction loans for acreage.
@baymule This is NOWHERE as bad as what you dealt with and I know it. I'm just trying get this land note done while handling a major project at work. Husband is in charge of utilities for new house and that loan issues. I do medical stuff and need to get kids set up with new doctor, school...
It was in the contract because various aged documents showed it as 12acre, 12.4 acre, and 12.891acre. I agree it ended up a non-issue adjustment. The biggest issue is this lady is noncommunitive, stubborn, and ill informed.
Not sure if I posted about her:
- insisting any gift MUST be for...
I despise our loan processor! Since initial contract signing, dates have been communicated as survey on 7/15 and closing on 7/23.
I actually got the survey on 14th and approved next day. Property is 12.88 acres not 12.891. The amendment for sales price going down a couple hundred dollars was...
The forms for Johnson county require a 5year history before getting Ag Valuation first time. To change ownership and maintain Ag Valuation just requires filing that you are doing ag activities. :)
I just got a MASSIVE deal. An enough beebhive parts for 3 hives with bee vac, nuc box, and suit...
So if you recall, there is an ag tenant currently on the land. The single paragraph lease between sellers and tenant said 12.9 acres for 1 horse grazing for $400/yr. It had NO clauses regarding responsibilty or lease is enforced if seller sells property. I wrote up a lease with all the Texas A&M...
It's way too hot for 1 gallon to do anything. Filling bucket in bathtub and carrying to planters (~10ft). 10gal for apple and 5 each for the others seems to be keeping up.
