funny how you mentioned that @Ridgerunner this morning was the internal boiler inspection at work of course the inspector was pleased in the way it looked he did notice that there a checked valve put in backwards, after closer looking at it, it was installed backwards at the factory in 1968 it had no affect on the inspection since it was installed on the heating oil system and the past owners never used oil only natural gas...

it is funny that some people do not pay attention to that arrow and wonder why it does not work..... makes you wonder:hide

but got home and hooked up the hose and finally watering the area to sprout the seeds. i am a happy camper....

I guess they just don't build things anymore like they used to.

my old girl <the garden tractor> has been acting up the last month, one of the employees at work his mom works at dixie<parts distributor for mtd among others> he told me that he can get parts wholesale..REALLY ! give him a list of everything i need for her. he give me a box yesterday of all the parts, have a winter time project now.. he handed me the change 15 and some change, told him to keep it...middleman fee. nothing like 400 worth of parts for 184..

any way put them in truck as i was leaving to pick up a battery charger that i ordered for the floor clean, turned the key clunk rattle grind what the fudge?
turn it again slow drag but started. aw lumps of coal the starter is dead, drove to walkertown picked up the charger yes left the truck running then to advance auto and purchased a reman starter that was 270.00 w/ a can of hand goop.

got up this morning and installed it, cleaned both batteries terminals did a load test on both of them, all good. after putting everything back together turned the key
oh what a sweat sound.... drove back and got my 88.00 core charge back. put 45 of that into the tanks..

wow thank goodness for some mad money hate dipping into the emergency fund...

as for our pressure tank were this thread started yup it's going to need replacing soon, told the dw if i there's a Christmas bonus this year plan on putting towards it.

oh the joys of home ownership...

About 6 years ago, I came home to water running out of the house, running down the sidewalk and down the street. I turned off the water at the street, then assessed the damage. A pipe burst in the ceiling, the ceiling caved in, water was 3" deep. I cried. It takes a lot to make me cry, but I broke down and cried. I called my husband boo-hooing. He came home, I think he wanted to cry too. What a mess.

No water for weeks. We showered at my Mom's and hauled water to flush the toilets. We didn't wait on insurance and went ahead and got the plumbers working on it. We re-plumbed the whole house in Pex pipe. The insurance adjuster showed up while all that was going on and wrote us up for everything he could think of. He started to put down the carpet in the bedroom where the pipe burst, but we told him that we had already torn it up a long time before the water flood. Our daughter had pulled it up and painted the floor when she was a teenager. He was so impressed with our honesty that he kept "finding" things to add to the list of damage.

It was a terrible experience. Yeah, the joys of home ownership....

My car and house some how know when I have some extra money. Something always breaks.

does it just piss you off squirrel away a 20,50,100 here and there, just as you feel a bit richer poof gone... back to square one...grrrrrr

cant get mad about that's the joy of home ownership
