@canesisters No, I might as well tack the word "Dollar Store" on my front door if I were to sell everything that way. The people in this area are really cheap and rude, and most of them won't even pull over unless there is a full dining room set out on the lawn (which with 2 years to go, I'm not prepared to sell yet!) I've been putting everything up in my facebook groups, and so far I've had pretty good luck.

@thistlebloom Yup. Very strong coffee! That was Tank when he was very young. Someone was talking to me about teacup chihuahuas. My puppy definitely didn't apply! Couldn't fit his spare tire in a coffee mug. ;-)

I started looking for a second job yesterday and actually think I might have found one. Woohoo! The extra money will go a long way to getting us not just enough money to move, but enough to get us a few things that will help make us more self sufficient like solar panels etc.

In the mean time my sister has found a possible house that looks amazing and is pretty inexpensive. Fingers crossed she'll be able to snag it!

Finally have something new to share on the count down. :) My friend from work finally got the number for the possible second job. It sounds perfect for me. I called and left a message just a few minutes ago. I'm so excited!

My stuff is selling bit by bit -- I'm very happy about that -- and I decided to post up one of the non-fiction books I've been working on kindle to see if that will help get us closer to our goal. My book on the raw food diet for dogs went up this morning. YAY!

I'll keep everyone updated as there are updates to share. :)

We had an agent come and look at our house today. The amount they suggested it could sell for was nice, the amount they wanted for selling it was not so nice. 6%! We wouldn't even walk away with a down payment for the next house when all is said and done.

On the bright side, I found an awesome house that I'd like to buy. It's at the upper reaches of what I'm willing to pay, but it's perfect in every way. Hmm.

We have successfully negotiated 5% since 2009 for our home sales. So you can too, up there in WA. 6% is what the standard is, but 5% is the norm.

Edited to add: 8% commission is the norm for raw land. That burns me up, since they don't have to "show" the land.

Wow, I didn't know that! Thank you for the tip. I think 5% would be a lot more reasonable. 8% for land?! Sheesh.

When you negotiate the commission price down, when your property goes on the MLS, most of the RE Agents may show your property to a customer, but will not showcase it as well as a competitors' properties. So, it will take a longer time to sell it. The longer it sits on the market, you are making mortgage payments and your holding costs go up. Then there is the longer it sits on the market, the customer thinks that he/ she can lowball the asking price and get it at a bargain. For your information ... when one lists their property at full commission AND offers a BONUS to the selling agent, guess whose property is the featured showing home and becomes the one that sells first ?
